Air Conditioning Audits & Condition Reports Perth
We carry out brand-independent air conditioning audits in Perth, rating every unit on your site or across your portfolio so you can plan maintenance, budget for replacements and manage risk.

For organisations with a lot of plant to look after
Look after one large building or dozens of sites? Either way we rate every air conditioning unit to the same standard, so the record holds up at budget time.

Libraries, depots, community centres, admin buildings and halls across multiple sites.
Asset & property managers
Condition data and cost forecasts to back your asset plans and capital works programs.
Strata & body corporates
Common-property systems assessed and ranked so owners can make decisions and plan the sinking fund.
Facilities managers
A maintenance and replacement plan you can work from, for the systems you keep running day to day.
Schools, aged care & community
Places where people depend on steady temperatures and planning matters most.
Commercial landlords & tenants
Know where the systems stand, and who owes what, at lease start, renewal or make-good.

From site list to action plan
Scope the audit
Send your sites and asset list (or we build one) and we agree the scope and report format.
On-site inspection
Our technicians inspect, test, tag and photograph every system across your sites.
Report & recommendations
You receive the rated register, our findings and an action plan with costs, sorted by urgency.
Ongoing program (optional)
If you want, we then manage the maintenance and replacements for you and re-audit at regular intervals.
Audits from technicians who do the repairs
We’ve serviced and repaired ducted, VRV and commercial systems of every major brand across Perth for more than 20 years. We’re licensed for repairs and installations, so our recommendations are practical ones: what will work on your site, rather than a list of things to replace.
Before you commission an air conditioning audit
Straight answers to the questions councils, strata managers and facilities teams raise about condition reports.
What is an air conditioning audit?
It’s an independent, on-site check of every air conditioning asset in a building or across a portfolio of sites. We identify, tag, inspect and rate each unit for condition, performance and remaining life, then turn the findings into a plan, in priority order, of what to service, repair, replace or monitor, with indicative costs. That way you plan from evidence instead of reacting to breakdowns.
Who are the audits for?
Anyone who has to keep many systems running: local councils and government, asset and property managers, strata and body corporates, facilities managers, schools and aged care, and commercial landlords and tenants at lease start, renewal or make-good.
What do we receive at the end?
A written report with photos and site-by-site findings, a rated asset register as a spreadsheet your asset system can import, and a prioritised action and budget plan with indicative one, three and five-year forecasts. We write it for the people making the decisions, not for technicians.
Is the audit independent of brand or of your own work?
Yes. We service and repair every major brand, so recommendations are based on the condition of each asset, not on what we sell. Where repair is the sensible option we say so. Where an asset is near the end of its life we say that too, with the evidence behind the rating.
How long does an audit take?
That comes down to how many sites and assets are involved. We scope the audit with you first, agree the reporting format and put a timeline in the proposal. We plan site visits around access and operating hours, and can deliver reports one site at a time if that suits your planning.
Can you carry out the works the audit recommends?
Yes, and many clients have us run the maintenance and replacement program that follows, with regular re-audits. You’re just as free to hand the report to your own contractors. Request a proposal with your site list and we'll take it from there.
Need a clear picture of your air conditioning assets?
Tell us about your sites and we’ll write an audit proposal that fits your portfolio.
